City Centre: Double Room In Large Flat + View

Dear flat-hunters, I have a fully furnished room available. I am looking for someone friendly, responsible and clean, to move in in January. It is shared with a mature Masters student and a professional. All very friendly and keeping the flat clean.

The flat is located on the 3-rd floor with beautiful views of Artur’s Seat extinct Volcano and the Holyrood park. Located in a quiet residential area, close to Edinburgh University and library. I use a spare bedroom to help with bills and upkeep, and the flat is always kept warm, clean and tidy. There are no parties.

Flat has all essential appliances and it is partly refurbished. New double-glazed windows fitted and floors fitter in the rooms. There are a washing machine, dryer, big fridge/freezer and small appliances. Plenty of storage area in the room and the flat.

The area has a lot of all kind of shops nearby. Lidl, Tesco, Sainsbury's, with small Tesco 2 min away. There are two bus stops 5 min away from the house. Many bus routes are going through this area (10 min max to the Princess Street).

Feel free to ask questions or arrange a viewing. It is only £475 per month including bedding, home appliances, I get all cleaning liquids and equipment for the flat, other bills and council tax are extra. Perfect for people who just want to stay in a cosy home and I will take care of the rest.

PS ― I cannot take in couples, pets and it is a non-smoking flat. Sorry :(
