Double Room in Shared Flat, Leith (from 20 Aug 22)

Large double room available for rent in Leith from mid August 2022.

£400 a month + bills (gas/electricity/wifi) and council tax (approx £530 total).

Room is fully furnished and has a double wardrobe so there is plenty of storage. (there are actually two wardrobes but one contains all the communal items such as ladder, ironing board etc). Please note the desk in the picture is a standing desk on loan from my office and will be collected before August.

Large, furnished lounge and kitchen. Shared bathroom with excellent shower pressure. Landlord/real estate are really good at replacing/fixing things - in the past 6 -12 months I've gotten a new kettle, microwave, electric fireplace and washing machine. They also paid for the sealant in the bathroom to be replaced and the ceiling repainted.

The flat is located at the end of a relatively quiet lane just minutes walk to Ferry Road where there is a co-op, boots and several bus stops with lots of services to the city centre. It is also a 10 min walk to the bottom of Leith walk and a short walk to Asda, Newhaven Harbour (lovely for seaside walks) and to city walking/bike paths.

A bit about me - I'm a 29yo accountant, currently working from home 3-4 days a week (my desk is in the lounge as can be seen from the pics as my room is just too small). I enjoy going out for dinner and drinks but also like a quiet night in watching Netflix or listening to music.

What I'm looking for in a flatmate - Someone laid back and friendly who likes a chat but also respects personal space. I've lived in this flat for 3 years now and have taken a lot of pride in decorating it to feel homely. I also like communal areas to be kept clean and tidy so am looking for someone with a similar mindset that will contribute to keeping the flat nice.

I've also become quite friendly with the neighbours so am looking for someone that will be considerate of the people around us..

Partners are of course welcome to stay but for no more than 2 nights a week. Any more and they will be asked to contribute to rent and bills.
