Hi, my name is Nikki and I live with my 20 year old son and Labrador retriever.
I’m a self employed holistic therapist working from home. My son also works full time.
My house is newly built in a very quiet but central position to the many amenities of Kings Lynn.
Direct access to QE hospital which is 5 minutes drive away.
15 minutes drive to RAF Marham, and a couple of minutes to the superstores off the Hardwick roundabout, (also walkable), immediately after this is the town centre.
There is a bus stop 2 minutes walk away at the top of my road. Offering many routes including directly into the town centre.
My West facing garden is private has a gated rear fence which if you like to exercise is ideal as it goes directly onto West Winch common/public footpaths which are beautiful and stretch through trees and waterways for miles.
Walk a mile and you’ll arrive at the Warehouse pub and restaurant. A very popular venue.
My home offers a high standard of accommodation. Along with top spec mod cons. The kitchen is spacious with breakfast bar and table seating, complete with a smart TV.
All bedrooms are doubles.
There is ample parking to the front of the property.
I have high speed fibre optic broadband, averaging 470mb speed.
I would expect prospective applicants to be working professionals, considerate, clean, tidy and respectful of my property and its contents.
I have had lodgers for the last 15 years and I provide a warm, relaxed and friendly family environment.
My retriever is quite shy, but calm and friendly.
He resides downstairs.
Bedroom one has a rear facing aspect, includes new bedding and a new 32” smart TV. A desk and chair, plus drawer units and an open wardrobe.
Bedroom 2 also has a rear facing aspect, includes new bed/bedding, a new 32” smart TV. A desk and chair, plus drawer units and an open wardrobe.
Bedroom 3 has a front facing aspect, new bed/bedding and a 24” smart TV. Drawer units, triple wardrobe, chair and desk.
Minimum stay is 2 months.
Stays of less than 2 months will incur a 50% penalty charge from the deposit (£150)
The family bathroom is solely for lodgers.
There is also another toilet downstairs.
Use of washing machine and tumble drier incur an additional cost of £5 each
