I have 1 lovely, large double, fully furnished room becoming available in a friendly house in Nottingham, NG7!

Room: Bedroom 1, available now - £517 per month, inclusive of bills and council tax.

THE HOUSE & ROOM:
The room has a double wardrobe, chest of drawers, desk & chair, a double bed and a brand new orthopaedic mattress. It also includes a mirror, lamp, and soft furnishings such as curtains & blinds. There is also a TV point and access to the fastest Broadband available!

The house has modern decor, a large communal lounge area and a kitchen area, as well as 2 shower rooms.

PLUS, we also have a cleaner who comes and cleans the communal areas every two weeks to keep everything fresh, clean and tidy!

The kitchen is fully equipped with new appliances, including kettle, microwave, dishwasher and washing machine, 2 large fridges and plenty of cupboard space.

A large comfortable living area is also included, the perfect place to chill out and relax.

LOCATION & TRANSPORT:
The house is ideally located close to local shops and takeaways. Not to mention it is also very close to transport links that go directly to Nottingham City centre - the tram is a 7 minute walk away & the bus stop is a 3 minute walk away!! Or if you prefer to walk to Nottingham City Centre, it is only a short 20 minute walk away!

There are also large supermarkets that are close by and within walking distance. 

RENT & FEES:
The rent includes ALL BILLS - gas, electric, water, council tax and high speed broadband.

You can either use a guarantor to keep your move in costs low OR pay a deposit (1 months rent) which is returned to you when you leave :)

Please note we do charge a £40 holding fee alongside any application - this fee reserves the room whilst the necessary background checks are undertaken and references are obtained. This fee is refundable (either deducted from first months rent or fully refunded) except in some circumstances (ie. the tenant withdraws or false information is provided within the application).

PARKING:
There are a couple of parking spaces available around the back of the property which is security gated, and there is also space at the front of the property for a car. If you require car parking please let me know when you enquire.
