Small double room with single bed

I have a room available for 1 female tenant.
You would be sharing the house with myself and my 2 daughters aged 22 and 24, and our 2 cats Cassius and Willow.

We are pretty easy going and respect each other's privacy as we all have busy jobs. I work from home 60% of the time.

The type of tenant we are looking for would be clean and tidy and a non smoker. I do not permit any guests as part of this room rental.

The house is in a cul de sac with plenty of on street parking. It is very clean and tidy. I do a deep clean once a week.

The back garden has the sun most of the day and the front garden is perfect for catching the last few rays in the evening.

The closest bus stop to town is a 2 minute walk.
Livingston centre is a 10 minute walk away also.

The room for rent is a small double room which has a single bed with gas lift storage underneath and a memory foam mattress.
There is a triple wardrobe and a chest of drawers. Also a desk and chair and smart TV. It has been recently decorated.

Shared access includes:

Bathroom with electric shower and downstairs WC.

Kitchen/dining room, space will be provided in the fridge/freezer/cupboard for the tenant.
Washer/dryer to be used at your convenience. Please keep this area clean after use.

Sitting room and gardens can also be used. Internet access is available throughout the house.

The cost of the room is £400pcm with a £400 deposit upfront.
1 month's written notice would also be required.
