Newly renovated basement studio in quiet cul-de-sac. Open plan living space with kitchen and bathroom. Includes fridge with small freezer, cooker, microwave, washing machine and TV. Bathroom includes shower, sink and toilet.

The house is a back-to-back and has 2 entrances, one to the basement and one to the rest of the house. Both have fully separate accommodation to make things safer during the pandemic. We share the front garden which is gravel, concrete and has some plants. I’ve been trying to grow some veg in pots, but so far, I keep on trying …:-)

The area is relaxed and fairly quiet, there’s a mix of students, professionals and families and mine is a quiet street. Burley Park train station and Co-op are a few minutes walk away and Hyde Park cinema and Brudenell social club are just under 10 minutes walk. On a nice day it’s not too far to walk into town. There is on-street parking. All bills included apart from electricity and gas which will be charged at 35% of the overall gas + electricity use of the house (per month). Based on previous bills that would be about £20 per month, depending on usage. Rent is £575 per month, deposit is £575.

I’m looking to let to a professional, and preferably long term. I’m not really interested in lets less than 6 months. No smoking and no pets. This would suit someone independent, who’s looking for a nice, clean space in a friendly area.
