Room available in secluded spot in Burley

Hello! I'm looking for a lodger to live in my spare room. The house is a 3 bed (well 2 bed and a box room) semi detached. It has a secluded garden, living room and 1 bathroom. It is approximately a 5 minute walk to Headingley train station, 45 minutes walk to Leeds City Centre and is in a quiet spot.

The room for rent is on the ground floor. It has a double bed, desk and wardrobe (wardrobe not pictured yet)

I'm fairly laid back, but I like to to keep the house clean and organised. I'm into music, mostly indie and folk stuff, so 6 music is on most of the time in the kitchen, and I play a few instruments.

I have an adorable, affectionate and noisy cat.

Ideally it would be nice to have someone who I share some interests in - I'm into music, current events, film, hiking, a bit of bouldering, surfing. Politically I'm left/centre left.

I'm looking for £420 a calendar month which would include gas, electricity, broadband, water and council tax.

Parking is limited so ideally the rental would suit someone without a car, but this is negotiable.
