Looking for someone to take over my tenancy

I am looking for a replacement for my occupancy in a 2BHK flat in Middlewood Locks, Salford (M5), ready to move in at the earliest based on tenancy takeover.

The entire flat is pretty spacious and bright, fully furnished and just a 15-20 minute walk/free bus ride to the city center/Arndale/railway station. The flat is well maintained, clean and tidy, and the letting agency provides for any maintenance required at no charge. You get to share the flat with a clean and tidy roommate who is a working professional herself. She goes office twice a week and rest WFH most time, she would prefer to share with someone who is not a disruption to her work.

The current monthly rent is £780 (£780 rent + HyperOptic broadband provided free of cost) per month. Both the bedroom and the bathroom have ample storage, more than most of the flats in Manchester.

The community has weekly/monthly community events, a spacious club room, well setup co-working space, a well maintained garden area and a Beerhouse, a Cafe and a Co-Op right at the ground floor for the residents to use. There is also a concierge and security maintenance, with the society also running a book club and other membership offers that are part of renting at Middlewood Locks.

While I have loved living here for sometime now, I have change of plans which is why I am up to offer the tenancy via a legal tenancy name change. The move in dates are latest by June and July and the reference checks need to be completed by then, no later or sooner than that would be possible.
