A double room is available in a 3-bed spacious Victorian conversion flat in the artsy neighbourhood of Telegraph Hill, in Brockley. This is an up-and-coming area with lots of new hip cafes, restaurants and pubs. The flat is bright, with a minimal and contemporary design. No estate agents involved!

BEDROOM with garden view (bedroom 1 in the floorplan - 335x335m excluding wardrobe) this is a double bedroom which comes with a built-in wardrobe (with smart internal storage, shelves and chest of drawers), wall mirror and large wall radiator. In addition, there’s a solid pine double bed frame (mattress is not included but can be provided), bedside table, lamp, laundry bin and armchair. The two large windows have fantastic views facing internal gardens and is east facing.

WHERE? Zone 2 south of the river, SE14 – strategically juxtaposed 5-10 mins walk between 3 train stations, Brockley, Nunhead and New Cross Gate. This gives you access to 4 train lines: Overground, Thameslink, Southeastern and Southern. Includes a direct services to: London Victoria (18mins, Southeastern), St Pancras/Kings Cross (27mins, Thameslink), Hackney (38 mins, Overground). The overground line is now on the night tube with services running 24hrs on Fridays and Saturdays. Very close to Goldsmith's University, a 20 min bike ride to King's College London Hospital, Denmark Hill site(or 20 min bus ride – bus stop few metres off the front door) and also well connected to Greenwich University. There are lovely green areas in close proximity (Telegraph Hill Park which is a few metres away and Nunhead cemetery which is around a 10 minute walk distance). Regular on street parking is available.

You will be sharing the flat with 2 other persons, another professional and myself (I'm the main tenant and I’m renting from private landlords). The communal areas include a very large living room (with sound system), well-fitted kitchen (including washing machine with tumble dryer, dishwasher, microwave oven, 2x regular ovens, large fridge +freezer), bathroom with bath+shower with proper taps, designer sink, functional boiler with thermostat etc...Despite being 3 people at home we have never had any problems with queuing for the bathroom. Also, no fitted carpets, mostly wooden floors.

YOUR FLATMATES: We are 2 females (28 and 36 year old) both professionals (HR associate + postdoc scientist) who have been living in the UK for 4-8 years. We have been flatsharing since the start of the year and get on pretty well together: we have common interests such as yoga, vegetarianism/veganism (you don't need to be), music, art and the outdoors.

YOU: The ideal flatmate is a female professional who is looking for a quality home in a lovely neighbourhood that is well-connected to the city centre and who, like us, is considerate and very clean (both are crucial). We are looking for someone who is very organised, responsible, trustworthy, has high attention to detail, willing to contribute and take an active role in managing common household tasks and most importantly, who highly values and supports a positive relationship between flatmates (without any expectation of becoming best friends!). We find it important that you are able to communicate openly and clearly.

My flatmate and I both work long hours, but when we are around we're sociable and enjoy having dinner together. Overall, we're friendly, organized and busy with our work/activities. We are happy to throw the occasional house party/have friends over for dinner whenever time permits... all within reason... and would expect you to have similar considerations. Definitely no to regular/wild home parties. Sleepover guests are OK from time to time, but definitely not OK every other day. Not really suitable for professionals who work full-time from home.

RENT: includes most bills (council tax, broadband internet and water) and excludes gas, electricity and shared household consumables which is about £10-£20 each per month.
