Looking for a room, 25yo professional woman

*Leeds/Bradford/Wakefield/Sheffield area*

I am looking for a room within my £300-440 budget bills included, I'm very easy to live with and get along with most people. I tend to keep to myself and work on most days and I am not the extroverted or the going out type. Preferably looking for similar roommates or ones who don't mind a clean, quiet girl who's just doing her own life, pays rent in a timely fashion and can occasionally have a friendly chat with.

What I would need:

-Decently located, I don't drive so rely on public transports(<60 mins into Leeds by bus/train preferably)
-Enough space for a desk(160x60cm) as I occasionally work from home and have my own setup that I value a lot.
-Decent, stable internet, especially if many roommates, bad or unreliable internet would be a dealbreaker sadly.
-A bed, single or double doesn't matter.
-A wardrobe or drawers for clothes storage.

Currently doing smaller jobs (translation contracts mainly), I have plenty of savings and I'm looking for a flexible landlord considering this, preferably for a month to month contract(or up to 3-6 months at a time). I can provide references from my past 2 landlords as well as a deposit(up to 1 month worth) to accommodate and appease any doubt you might have.
Looking to move in ASAP(around 8-12th February or before would be ideal), late February deadline.
