Female PhD student needs room from September

I am a 26 y/o fully funded PhD student looking for a room or 1 bed flat from August or September 2026 for 12 months.
For shared houses, I am only interested in individual tenancy contracts within HMOs: no joint and liable tenancies, no lodger agreements please.
No letting agencies please.
A furnished room is optional but desirable.
Parking is necessary.
Close to the University of York would be great, but not essential.

Looking for somewhere quiet, tidy, clean, free from mould, and kept in good repair, with laundry facilities. I only want to share with other women, preferably over 21. I work 9am-6 pm weekdays and would like to live with people with a similar lifestyle. Other postgraduates would be best. I'm looking for a stress-free final year where I can finish my research and writing up in peace.
