Looking for 2 rooms

Hi - we are moving to Newcastle at the end of March for work. We are looking for 2 rooms (one to use as a bedroom and a second to use as a hobby/desk room). We are sociable but like our own time to do our hobbies (warhammer, blender/vfx, bouldering, martial arts, dancing, writing). We'd prefer to have a garden as we like keeping plants (and we have bikes that need a place to be stored).
Unfortunately we have to say no to sharing with pets as Joe is very allergic to cats and dogs (we do love reptiles tho).

We are happy to share with one person or another couple, but we are not looking for a big house (4+ bedrooms).
