Hi there,

IMPORTANT NOTE:-
I am trying to find a new home ASAP - but I have recently suffered an extremely difficult close bereavement plus someone has slandered/lied about my character and Ive suffered scapegoating.
Where I'm living at present, has become abusive and I need to find a happier and peaceful environment.

I am searching for a settled / stable, positive, happy, organised, clean/tidy new home.
I can prove to be an excellent tenant and can provide landlord refs.

Unfortunately I've been messed around my some prospective landlords recently, therefore please only contact me if you are serious about renting out your room to someone you are prepared to build trust with - I am very responsible, will look after the room/house/communal areas to an immaculate standard and WILL pay the rent in advance p/m or in bulk up front. I just want to make sure the viewings im arranging will be productive & worthwhile. Thank you

PROFILE:-
I'm a friendly, quiet professional and very responsible female in her 40s, needing a stable / long-term single room to rent so I can start my new job later this year & study, but helping ill family members at present and dealing with bereavement, so I can't work right now but I have stable means to afford the rent fine, long-term.
I can provide a Guarantor.

. Any of these housing situations is fine:- shared house (mixed is fine) / bedsit / maisonette / annex / boat / flat
. I am not a demanding or fussy person - very very easy to get on with, highly responsible with things like rental payments / finances / keys / keeping the house in good order, can be trusted etc.
. Need a stable, long-term place meaning I can guarantee the rent p/m or bulk-payments ie. 2mths up front each time if the landlord prefers.
. I can provide previous landlord ref
. I'm a friendly, quiet, very tidy & clean person
. I won't be having any visitors, especially NOT male. I need/want my own space and privacy as I'm very busy, pro-active person
. I need a place I can settle in long-term
. I can provide a Guarantor if it will provide peace of mind (but wont need to use them as rent will be met in advance p/m without fail)
. Happy to draw up a written 'Terms of Contact' with the landlord for ie. 6mths or longer
. I have No pets / No children
. I am a very respectful/considerate & easy-going person who will look after the room to an immaculate
. I am a Non-smoker / Non-drinker / No anti-social issues
. I've got an excellent credit rating
. Always paid rent / utilities on time in previous properties
. No rent arrears & no issues in previous private properties
. Never had any debt
. Never been black-listed
. I'm a quiet person, I'm NOT a party animal and there will never be any loud music or disturbances especially not at night. I am very considerate of others.
. A healthy, 'dry' room (meaning no damp or mould issues).
. Need to be in or near town.
. Preferably living with other females, but mixed house is also completely fine.
. En-suite room would be great, as prefer my own space - but shared bathroom/s is also fine.
. There will never be any issues/problems with higher utility bill costs ie. extra heating, as I am frugal and it wont be used.

I have a secure Guarantor - if it brings landlord peace of mind, but I won't ever need to use them because I am already well able to afford any rent in advance each month without any problems / issues at all.
I have government payments at present - that means NO paperwork for the landlord, I just need to change my address first which gets verified, then the landlord will start receiving their stable rental payments which will be in-advance, secure and guaranteed p/m - please don't discriminate or stigmatise people on Benefits, not everyone is irresponsible (like some have been with their government payments which is why landlords discriminate everyone which isn't fair at all) - plus, a lot of the time you'll find that the government payments are a more stable income for the landlord than a job wage (which if someone lost their job would stop the rent being paid straight away but this isnt the case with government payments - they would pay the rent to the landlord not only directly, which means it would not even go into my account, it goes instead straight to the landlord without fail each month - that is what people don't realise, its actually more financially stabilising - peace of mind for the landlord).
These payments (unlike if someone suddenly lost their job) won't get missed and no 'failure to pay' would occur - the rent will always be met.
Plus I am a very financially responsible working professional who has just needed some help and support at the moment due to difficult bereavement, and need to start a new job -ive already secured- & study, later in the year.

OR... I can pay landlord 2mths rent in advance each time if need be, for peace of mind - so however the landlord wants to proceed, there really is no issue about receiving the rent, guaranteed, stable & long-term, because I need the stability and to be settled somewhere.
I have been receiving stable government payments for over a year and half now so the rent won't suddenly stop - its completely secure.
Or, if you'd prefer - the rent can come straight from my account to you from my main benefit which is also completely stable and guaranteed p/m in advance, which I've been receiving for over 1 1/2 now.
However the landlord decides to be paid - it will be in-advance, guaranteed p/m and it won't suddenly stop, meaning no rent payments will ever get missed.

I am a very responsible adult, who will pay their rent in advance each month without fail and want a contract in place that will be signed for peace of mind for the landlord. I've just faced some discrimination and stigma, because of the benefit thing, but that is not a reflection on me as an individual - sadly, its because other people out there receiving government payments in the past have selfishly caused discrimination for all, only because they (on an individual situation basis) have not been responsible with their finances or they couldn't be trusted to pay their rental payments, but not everyone is like that and the rest of us who are working professionals who just need a bit of support for a while (due to sudden change in life circumstances) should be given the chance to prove themselves. I am extremely responsible with money and like i've stipulated above, the rent can go directly to the landlord, which bypasses by account entirely anyway, but even if I paid out of my own account, I can be trusted to pay my rent like anyone else out there.
I am a professional who is just not back to work yet and currently dealing with difficult bereavement - but I have also already secured a job that I was offered last year, but I can't start it till im settled and stable somewhere first.
