Professional seeks quiet room

I seek a quiet room in a place with garden/balcony and decent-sized kitchen.

I'm considerate and tidy, and looking for a nice, calm household.

My job's full time in the office (N1), I'm up early and need a good night's sleep.
So my room and vicinity needs to be quiet at night.

Also:
- Room large enough for desk, wardrobe, etc. (can be unfurnished).
- Kitchen big enough for a table and decent food storage, including fridge space.
- Easy access to garden or balcony, as I smoke (but don't expect to inside).

It'd be good if some of the household were around my age (57). I'm fine doing my own thing and like reading, yet am also sociable. I have a base in the West Country, so I don't have much stuff.

Sadly the very nice HMO east of Turnpike Lane where I've been renting will be no more - so I need a new place by the end of March.
It'd be great to stay in the area (Ducketts Green), with its quiet streets and Downhills Park.
Also interested in buddy-ups with folks around my age.
