I've been a residential landlord since 2009. That means I've sat on your side of this conversation more times than I can count. I know what a nightmare tenant looks like, and I know what a genuinely good one looks like too. I'm the latter. Just graduated and currently on a professional contract in Edinburgh in a planning capacity, a fixed-term role, which means you'd have complete certainty on the timeline from day one. I'm out of the house every weekday, no working from home, no guests, no noise. I'm the kind of housemate most people only find out was great once they've moved on.
I'm tidy, self-contained, and genuinely easy. My idea of a good evening is a walk or a film. I'm not looking for a social scene, just somewhere comfortable and well looked after to come home to. Shared spaces will be cleaner with me in them than without.
One thing I want to be upfront about: I have a cat. He's elderly, calm, and spends approximately 22 hours a day asleep. He's shared flats before without a single issue. I keep everything spotless, take complete responsibility for him, and I respect entirely if it rules me out, but I'd always rather be straight about it early than create a problem later. That's just the way I operate.
