Room for private practice

Im looking for a ground floor room preferably with a window that i can use for my therapy client work. I will not be staying over night and most likely not Sunday either. I would only need 2 comfy chairs (or 1 couch and an arm chair) and a small desk. Ideally this would be in a quiet house maybe suited to pensioners who
might want a bit of extra cash for a spare room or older parents whose children have flown the nest. Can provide references for peace of mind
