Postgrad seeking room near Waterside Building

I'm a postgraduate student at Durham University Business School (Waterside Building, Riverside Place) looking to move in immediately from 13th April 2026 for approximately 6 to 8 weeks.
Looking for a furnished room within walking distance of the Waterside Building or Durham City Centre. Happy with a house share or a private room in a flat. Bills included would be preferred but not essential.
I'm a quiet, tidy and respectful professional. Non-smoker, no pets. I keep to myself but enjoy friendly housemates. Happy to pay upfront or provide references.
