Double en-suite room in a quiet house

Looking for a self contained space for myself and my two mini sausage dogs, due to landlord selling up. I work partly from home and partly in the Newquay area, I keep my horses in Bodmin so any areas around these two spots would be brill. Parking and good WiFi are essential, a patio or garden area would be a bonus.
My current rent is £1200 pcm so looking for something around this or below, I will have a great reference from my landlady when I leave. I am 44, not a party animal, like a peaceful life but I do have to work very late on occasion, it’s for this reason that I am looking for self contained so as not to disturb anyone.
