Professional looks for a quiet flat

Hello Everyone,

I am 35, straight, a friendly, tidy professional in the energy industry. I work as an Analyst. I am looking for a room in a flat/house where:

- tenant(s, Owner) are considerate and don't bring the party home also give privacy to others. I pay attention on these things too, so I expect that to get back!

An example to make it even more clear:

- no stereo sound systems, hi-fi TV on loud volume in rooms. I have a laptop and that's it. I listen everything with a headphone. If you bring your private TV or hi-fi stereo into a flat-share, then be considerate!

Don't misunderstand me! I am always up for having few drinks/food with flatmates, to have a chat at the end of the day/week, etc ... but I work 8 to 5pm and I like to sleep enough so no late night heroes.

- Strong Wifi would be a huge advantage (almost a must) as I need to work from home 2-3 days a week, depending on the company, following weekly/monthly NHS guidelines. There is nothing more important to me than work at the moment. If a major second wave took place I would need to be able to work from home.

- no students (just bad experiences srry)

I am willing to share a house with maximum two other people, so max 3 people in the house including myself.

I would like to stay in my next flat/house for at least 2 years, as my career seems to be on the right track.

Don't mind living with smokers as long as they keep that outside.

AREAS I am interested in: East Croydon, West Croydon, Kenley, Whyteleafe, Caterham. My new job is based in East Croydon, so commuting by train for instance is key.
