Furnished en-suite wanted in East London

Hi everyone!

My name is Vlad, I'm a software developer and currently looking for a quiet new room in a quiet area (please, not next to a main road!), in a clean 2 or more bedroom flat / apartment / house.

I'm looking for a place that is at most 30 minutes from Cabot Square (Canary Wharf).

I'm looking for an en-suite bedroom of at least **14 square meters** (14 square meters for the actual room, not including the bathroom).

I'm also looking for a place that allows (as per the signed contract) to use my own portable air conditioner (it has a hose that needs to be placed on an open window when in use) (or a place that has central air conditioning).

I'm looking to live with nice, non-smoking people that don't make noise after midnight.

Please note: I'm in annual leave until April 14th, so if something matches, I can make a viewing quickly and I'd be available to move in until April 14th. Otherwise, I'd be available after May 1st to move in.
