Two rooms to let in four-bedroom flat

There are two rooms to let in a four bedroom duplex on Hilton Street. The flat has a shared living room, a decent kitchen, two bathrooms, and a large garden. We are a five minute walk from bus stops serving six routes (11, 12, 23, 17, 18, 727), a twenty minute walk from both ARI and UOA, and have multiple shops within a ten-to-twenty minute walk. There is on-street parking available.
The rent for the larger room (first photo) is £420 PCM, while the smaller room (second photo) is £360. The rental price includes all utility bills, but not council tax. If you are not a student, you will have to pay your share of the council tax (band B). The landlord handles all of the specifics, and is very helpful in this regard.
The current flat is composed of myself, and a former student from India. He is quiet, tidy, and keeps to himself; I am a little more sociable, and would appreciate friendly flatmates. I greatly enjoy cooking and baking, and there are often surpluses of food.
We would ideally like flatmates who are quiet, tidy, and clean - the usual. Otherwise, we are not fussed; while I would prefer women, men can apply.
The rooms can be moved into immediately, pending paperwork.
