Double Bedroom in Bright Top Floor Flat (DD1)

Double bedroom to rent in bright spacious top floor flat within walking distance of both Universities and the city centre. All bills are included in the rent and covers:

1. rent
2. electricity and gas central heating
3. fibre broadband (speeds up to around 75mbps).
4. Sky TV (Sky Sports, BT Sport and full entertainment package), Netflix, Amazon Prime Video via large 4K TV in the living room
5. Use of all common areas
6. Council tax if that applies

The bedroom currently has a large double bed, wardrobe, and chest of drawers. At the moment there is a 42 inch 4K TV with a Sky Q mini box which can be kept if you wish. Likewise we can take this out and there is more than ample room for a desk if needed. There is probably room for both. The room is at the front and gets lots of light especially in the morning. If you need more storage space then don't worry, there is a huge storage cupboard next to the kitchen.

The flat overall is in very good order and nice and warm! It is on a quiet street and there is parking available outside. The kitchen is good size and has a dining table as well as tall fridge/freezer, dishwasher, gas hobs/oven and washing machine.

I have no preference in terms of flatmate, i've shared with lots of different people from diverse backgrounds. It is not a party flat but I am always happy to hang out and have a quiet drink or watch a football game or Netflix show. It would suit a postgraduate student who wants peace and quiet or a working professional like myself.

You will be sharing with a well-educated 42 year old male professional who works in Dundee city centre. I usually work 4-5 days per week between Monday to Saturday and work 2 Saturdays per month. I am generally finished work by 6pm but a few times each month I am in the office a bit later. At points during Covid I have worked from the flat but this is rare now and generally back in the office. I like the outdoors, sport, movies and TV, PC Gaming, reading, politics and intelligent conversation on pretty much anything. I'd always intended having a flatmate to share the bills and in the spirit of the new year it seems like a good time.

There is no deposit but one month's rent is payable prior to moving in. The room is available now but ideally I am looking for someone to move in from 1st February.

I would consider someone looking for mon-fri.
