New flatmate needed.

Current Situation:
One of the tenants- a mature student has just completed his 1 year research placement and is moving out next month (June 2022). The other tenant is 27 professional male working in University of Dundee IT department and is keen to stay on and continue renting the flat, so is looking for a new flatmate. Please get in touch if you are interested in renting the flat, we would be interested in finding another long staying tenant [like PhD student(s), mature undergraduates or young professionals] who would like to have a nice, well maintained, warm, bright flat close to the West End/City Centre & University and make it their home for a while. We are open to micro, short, medium and long durations of the stay, just get in touch and see if your dates work with ours. The flat will have everything you need to make it a good home/base and a place you can thrive, relax, enjoy and call home.

Location:
The flat is located just off the city centre and Dundee University Campus in a desirable and convenient location (Blackness Road in desirable West End) and well serviced with shops and amenities. Despite being on a busy main street in the West End of the city it’s set back from the main road by 70m and is surrounded mostly by park and gardens and is therefore very quiet.

Description of the Flat:
It's a lovely 2-bedroom flat, which has a large kitchen that includes a dining/breakfast bar area (seats 5). There is a separate large lounge which also has space for a dining table and chairs (seats 6) and during the pandemic has doubled up as a home office by moving a desk into it. All rooms are spacious, bright and well decorated, and both bedrooms are doubles with study desks.

It is a traditional tenement (so you have all the space, high ceilings and charming character) but it has been fully modernised and insulated, with gas central heating, electrics, full smoke detection and alarm system, energy efficient lighting, double glazing, draft and sound proofing. EPC rating was C before new energy efficient condensing combi boiler was installed so it may even be higher now. The boiler also helps deliver a very powerful shower (which is great)! Shower is also being upgraded this summer.

Cleanliness:
The flat is kept very clean and tidy especially the common areas, e. g. "leave them as you would like to find them" and we would expect you (the new tenants) to do the same.

Also Includes:
The flat also comes full furnished (including dish washer, integrated appliances/white goods, vacuum, and you can have it like the photos to move in). A fully stocked kitchen of pots, pans, dishes, plates, baking trays, mugs, cups, glasses and utensils are also included. There is a lot of storage space- 2 large cupboards and 1 walk-in room (all fully shelved) and a private attic space as well as wardrobes in each room.

Bespoking the Flat to Suit Your Needs:
There are also a few furnishing options available to change things around. Previous tenants have used the double raised queen bed in Bedroom 2 (the white bedroom) so that they could still use it as a design studio/work space during the day (with a sofa or desk space below the bed). There is another double and a single bed in the attic that could be brought down and swapped over. There are also a number of other items of furniture in the attic you could use, or if you want less furniture in the flat we can move some out and up in the attic.

Availability & Viewings:
The flat is available NOW and can be viewed anytime by arrangement with Landlord or existing tenants (just contact either of us through this website). The Landlord will provide a video of the flat or online viewings. Physical viewings are also available by arrangement with the Landlord and existing tenants provided the viewer comes suitable prepared with their own PPE (facemask & sanitiser).

Parking & Other Benefits:
The block of flats is set back from the main road so it is very quiet, there is an off-street private parking area outside the front, which is well light at night. The property benefits from monthly close/stair cleaning and has a large garden which is well maintained with space for bicycle storage. The garden is private & secluded so you can sit out & relax in the sun. This is particularly beneficial during the summer, but also during the last few years (Covid-19 epidemic) due to the restrictions in place for movement.

Professional person who is happy to share with a mature PhD student or vice versa.

Cost:
Prices are available from £750-£800 for the whole flat (which would be equivalent to £375-£400/month/person) depending on your length of contract. Shorter stays are considered but are likely to be a little higher rent to account for the additional admin costs.

Bills are an estimate of the additional cost each month per person after asking for recent figures from the tenants, but best to confirm this with the existing tenants.
I would estimate the costs per person based on 2 people sharing would be-
WiFi £10-15/p/m depending on the package you go for, currently £13.50/p/m.
Gas & Electricity Combined £70-£150/p/m based on a variation for winter & summer, so approximately £35-£75/p/m on average at these high energy price times. The bill for April plus a few days (38 days) was £122 shared. So that would be equivalent to £96/month shared (30 day period), so £48 each. This is £1.60/p/day for gas and electricity combined.
