Double bedroom in a two-bedroom ground floor flat

I am moving out and am advertising for my room. The available room is furnished with a double bed, a study desk (different from picture) and chair, a wardrobe with a lot of storage and a side table with windows facing west.

The flat is a ground-floor flat, only about 10-15 minutes walk to the city centre and 5 minutes walk to either the University of Dundee or Abertay University. Nearby groceries include Lidl, Tesco Express, Co-op, and also a halal grocer. There is one shared bathroom (new shower and toilet), a spacious shared living room with great natural light, and a shared kitchen complete with a refrigerator, microwave, washing machine, and an electric hob and oven. There is plenty of storage space both in the room itself and in a shared storeroom.

My flatmate is a lovely person who is neat and tidy, and is also very friendly. She is a professional, and would prefer another professional for council tax purposes. However, students can also inquire.
