Large top floor suite and smaller double, both available from February, in a quiet square in beautiful seaside town of Montrose. The house is a ten minute walk to the golf course and miles of golden beach. We are 30 mins drive to Dundee or 40 mins to Aberdeen, the train station 15 mins walk with links to Edinburgh and Glasgow. There are also convenient shops within 5 mins walking distance.

The spaces comprise a large bedroom with south facing bay windows overlooking the front square and ensuite with toilet and double shower cubicle, overlooking the rear garden. Also a smaller double with windows to the rear garden.

The bedrooms are fully furnished with drawers and the suite has an integrated wardrobe and large storage space available by separate negotiation.

There is a further double bedroom and large living room on the first floor which is available for use also by separate negotiation. The kitchen and downstairs living room are also communal.

Rent includes gas and electric within reasonable usage, council tax is payable separately. Potential lodgers are expected to tidy up after themselves and clean their bathroom as it is private. Broadband is to be organised by the lodgers if required.

Any potential couples would be subject to an additional rental charge of £200 pcm.
