Single room in Combe Down (near 'the Firs' park)

This is a large room with a single bed in a 3 bed house in Combe Down, with off-street parking, south facing garden, and secure cycle storage.

A 'lodger type tenancy' is offered, as opposed to a 'house-share'. i. e. the property owner is resident. A female housemate is preferred. I've let the room before and it has always been a good experience with Spareroom. I'm very respectful, and very cleanliness and hygiene conscious, so would suit someone the same.
(My interests are climbing and paragliding, and bachata and tango.)

The peaceful village location is convenient for people working at the university of Bath, or in Bath itself.

The walk into town (and train station) is approx. 25 minutes (and 35 minutes back, because of the hill). Cycling to university is very quick and easy, as the route is very flat, and through beautiful woodland.

The room comes with a single off-street parking on the front drive.

The room has a built in wardrobe, storage chest, desk, and comes with use of the shared bathroom which is also finished to a high standard, and has a new combi boiler so there is always hot water.

Downstairs is newly refurbished and re-decorated with stone floor and underfloor heating. The kitchen has a fridge/freezer, oven, kettle tap and washing machine. There is a small dishwasher.

The south facing patio and gravel garden is idyllic, with patio table, chairs and potted plants. There is a secure stone built shed for cycle storage.

As listed the rent for lodging in furnished room is £750pcm with bills included. - This assumes a student resident, but if not council tax exempt the share for band C would be applicable too.

The deposit is £750

I would rather the resident not have lots of guests, but wouldn't mind the occasional friend or partner staying, as long as it was by prior arrangement. (I would observe the same, - so it's a guaranteed quiet place to be.)
