Double En-Suite to rent in unique flat

- - About The Room - -

The room is a medium sized double with a built-in wardrobe and en-suite containing a a shower, toilet and sink. In the photos there's still a few things left from my previous roommate, there is also a chest of drawers that can be added to the room if you wish. It's not the biggest room but you'll be able to fit a desk in if you need to work from home.

- - About The Property - -

The flat is located just on the edge of Bedminster and Redcliffe (2 mins from the big Asda). It's a 10-15 min walk to Temple Meads and about 15 mins into town. The building backs onto an industrial estate where nothing ever seems to happen, so it's very quiet at all times of the day. There is an allocated parking space which I use, but there's also plenty of non-double yellow bits to park on.

It's a really unique flat set over 2 floors, the bedrooms and bathrooms are downstairs and the upstairs is one big room, completely open plan. Some of the great stuff I have is a 55 inch 4k Smart TV (including Sky Sports, BT Sport, Netflix and Prime), corner sofa, table football, pool table and DJ decks with speakers and a sub. The kitchen is massive with loads of surfaces to prepare food on, there's also a dishwasher, washing machine, tumble dryer, Nespresso coffee machine, Kenwood food processor and a bunch of other gadgets. There's also a dining table with enough seating for 6-8 people. The drum kit is just temporary until rehearsal rooms open up again, I promise.

- - About Me - -

These bits can sound a bit cringey, so I'll try my best to avoid that - my name's Ben, I'm 28 and a young(ish) professional. I work regular hours (8-4ish or 9-5ish) Mon-Fri with the occasional weekend, and I've been working at home during the pandemic. I'll be going into the office a few days a week once it's open again but will also be working from home some days.

I'm super friendly and would love to expand my friendship group - I'd like to be proper mates with whoever ends up moving in rather than just roommates. Some of my interests include; sports (huge football fan, also follow the NBA), music (I play drums in a band and also DJ a few different genres), food (I love going out to eat and trying new things), video games, bingeing some good TV, going to the pub (who doesn't love the pub) and going to gigs/raves once we're allowed again.

I go out most weekends, if only to the pub on a Friday but I'm also not averse to a mid-week pub trip. When club nights are back on I'll be hitting up some of them as well. Hopefully, once gigs are possible again, I'll be playing with my band regularly as well, both in Bristol and touring around the country. I also have the occasional house party (it'd be rude not to in this flat) but not every week or anything like that.

- - The Boring Bit - -

The rent is £520 a month, however this includes heating from a biomass boiler (the flat is never cold, it's great in the winter months). There is also a deposit of £500. I've made a breakdown of the other costs below;

Council Tax - £75

Internet/TV - £40 (includes 70mbps internet, Sky Sports and BT Sport, Netflix and Prime)

Elec - quarterly, it varies but usually around £80 (average ~£27 a month)

Water - every 6 months, it varies but usually around £70 (average ~£12 a month)

Monthly total - £640 + elec quarterly + water biannually
