Lovely room in pleasant house close to amenities

Hi,
**This room is available for a female lodger only **
I have available for a lodger a bright, pleasant, recently and neutrally-decorated double bedroom that comes furnished (as shown in photos, plus a desk).

The room is available initially for 6 months, from the beginning of October 2023 until the end of March 2024 but this could be extended until the end of August 2024. I’m looking for a female lodger only, minimum age 28 (please note that the room is only offered for single occupancy).

The house is a Victorian terraced in good condition, and in a great location just off Gloucester Road in Bishopston/Horfield, with plenty of cafes, restaurants, shops and public transport links nearby. The neighbours are nice!

The room has a built-in wardrobe, a large free-standing chest of drawers, and a desk with side shelving (not in photo). The bed is a small double (4ft) with storage drawers and a memory-foam topper. The room has its own wash basin, with mirrored wall cabinet above. The bathroom has a loo, shower and bath, and would be shared but I have an ensuite loo and washbasin in my bedroom (which is the loft room) and I’d use that most of the time.

There is a well-equipped kitchen-diner with plenty of space to cook, a dining area with table and chairs for 4, plus (out of shot in photo!) a couple of comfy chairs and a coffee table. There is a gas hob and electric oven, fridge-freezer, dishwasher and microwave. There is a small extension which is the utility area - this has a washing machine, and drying space.

There is a small but pleasant garden, with a table and chairs, in which to relax. There is a shed that you could store a bike in. If possible, I’d like the lodger to water my plants when I’m away!

The broadband is good and I am currently with BT.

ALL BILLS including gas, electric, council tax, (Band C), water and broadband (totalling approximately £225 per month per person) are included in the rent, and the deposit is equal to one month's rent.

I’d need a reference from the previous place you’ve lived, to say that you’ve paid your rent on time.
I am looking for someone who does not work from home.
I don’t have any pets but I would consider someone with a sociable, well-behaved dog. No other pets accepted, I’m afraid.
You’d need your own TV.
The shared areas of the house would be the kitchen/diner, bathroom and garden.
I eat meat and will be cooking with meat in the kitchen.
There is on-street unallocated parking, (no permit needed)
I try to be environmentally and budget-friendly in terms of electric & gas use, and I’m looking for a lodger who can share a similar appreciation of this!
No cleaner is included so we’d both do the cleaning of the shared areas and keep them tidy; you’d need to keep most of your personal stuff in your room!

About Me : My name is Fran and I am 57. I have two grown-up children who no longer live at home (hence the spare room!) I have a partner but he lives in Cotham; I usually see him at his place, and he rarely comes to the house.

I work as a self-employed music teacher; I run three choirs in Bristol and one in Gloucester. I work from home most of the time, then am out teaching two afternoons and two evenings per week.

I don’t usually go to bed before midnight and often later, and I don’t get up in the mornings until 10-ish. I tend to prepare my evening meal at around 7pm on the evenings I’m not working.

Because my teaching involves being extrovert and sociable with large group of people, my “social battery” often gets used up with them, and I tend to be quiet and self-contained when I’m at home! So I’m looking for a lodger who is also quiet at home, and is independent.

Outside of work I enjoy cycling, music gigs, film and food.
