Furnished double room to rent

** Ideally looking for a female. Professionals only. Also would prefer someone that does not work from home. **

Hi all! My name is Amy, I'm 30 and I'm a live in landlord.

I have a furnished double room available to rent within my 3 bedroom home. All bills are included within the rent (council tax, wi-fi, gas, electricity, etc).

Details about the house:
- Open plan kitchen/diner (you'll have your own fridge/freezer and your own double cupboard for food storage)
- Family sized bathroom (with both bath and shower)
- Large living room with smart TV, soundbar, etc (TV set up includes Netflix, Amazon Prime, Now TV, and Disney Plus)
- Nice sized garden with patio area, lawn, plants, firepit/BBQ etc. It's a south facing garden so is a great sun trap!

The room to rent is fully furnished. It includes a double ottoman bed with storage underneath, chest of drawers, wardrobe, bedside table, and a tallboy unit. There's also a wall mounted smart TV in the room with an Amazon Firestick.

The house has good transport links to Bristol City Centre and Bristol Airport.

There are multiple bus stops within a 1-2 minute walk from the house. The main bus routes are the 75/76 which come very regularly (every 10 minutes or so). There is also a bus stop nearby that serves the A4 Air Decker (route goes to/from Bristol Airport and Bath).

There is a small rank of shops less than 5 minutes walk away which has a couple of convenience shops, takeaways, a beauty salon etc.

There are also a few supermarkets that are less than 10-15 minutes walk away (Lidl, Morrisons, and Aldi are the closest supermarkets).

There are a lot of other amenities in the area within short walking distances, such as Post Offices, doctors, dentists, Lloyds Bank, a couple of local pubs, etc.

The house is very close to the local retail park (Imperial Park) - less than 5 minutes in the car, or a 20 minute walk.

Sports wise there's a skatepark very close by, and just a little further afield there's a climbing centre and the Ashton Gate stadium.

If you drive, I've got a double driveway so there's room for another car, so no need to worry about parking. Although there does tends to be some room to park on the street also.

As it's just me who lives here, the house is fairly quiet at the moment! I'm friendly and am up for socialising, but I also enjoy my own space too. I'm really tidy, clean and organised. So living with someone that is also clean and tidy is a necessity! It would be nice to find someone that could become a friend as well as a tenant/lodger, but I know that's not everyone's bag and some people may prefer to keep themselves to themselves which is absolutely fine! 😊

I own two indoor cats - Ronnie and Rosie. They are both 2 years old and are very friendly and sociable. I don't allow them in the bedroom as I know not everyone likes cats/animals. However if you like cats, then you are welcome to allow them in your room if you want to. They love people and like to play and be given fuss :) but again if you're not an animal fan then you don't have to pay them any attention!

I'm a professional working in IT at the University. I currently work from home around 3-4 days a week in my office (the box bedroom in the house), and tend to go into the office once or twice a week. I work 7:30am-4pm Monday to Friday. I am an early bird and I tend to be up from 5am on weekdays to go to the gym before work. On evenings and weekends, I tend to either be chilling out/relaxing at home, or I am out socialising with friends and family.

I'm open minded and welcoming. I'd like anyone living here with me to feel comfortable and happy. It's important to me that you can feel like this your home as well as mine - it's not just a room 😊

The room is available from May. However, I'm in no rush and will be taking the time to find the right house mate/tenant.
