Located opposite the Nightingale Valley nature reserve. Sandy Park Road, the Bath Road and the city centre are all close by

Rooms
Rooms are large, light and airy. Two have ensuite bathrooms, and there are two more shared bathrooms. Each room has a wardrobe (five of them built in), bedside table, and chest of drawers to store all of your belongings. Each room has wifi access (Virgin 350Mbps), CAT6 cabling direct to the router, plenty of electric sockets/USB points and a TV aerial point.

Communal area
The fully fitted kitchen is the perfect space to prepare your meals, with brand new appliances and utensils plus a breakfast bar. The communal space has a sofa, an HD TV, and French windows out to the back garden. The communal areas are cleaned once each week

Outdoor living
There is a small private back garden with decking. A table and chairs plus a BBQ will allow you to make the most of the summer months. A purpose built store for up to six bikes is located at the end of the garden. Rear access is via a secure gate and private lane from Walton Avenue.

Security and safety
We take the safety and security of our housemates very seriously. The property will be fully licensed as an HMO. Your room is lockable and contains its own mains wired smoke detector. The property has emergency lighting and further mains wired smoke detectors plus a both carbon monoxide and heat detector in the kitchen. The gas boiler is serviced annually. Fire doors are installed throughout.

Location
Wick Road is ideally situated for all the facilities you need. A corner shop and Boots pharmacy are a five minute walk away. Sandy Park Road has lots of bars, cafes and retail outlets, and in the opposite direction Wyatts View has a Co op supermarket and more eateries. Bus route 36 passes by the house, route 1 is a short walk along Wick Road. There are no restrictions for off road parking

The legal stuff
With the exception of the items below, your monthly rent covers all bills. (electricity, gas, water, TV and broadband , council tax etc), The rent is payable monthly in advance. A small charge is made for the use of the washing machine and tumble drier (to encourage efficient usage). If you would like them to, the cleaner will clean your room each week for an extra charge, payable directly to them. One month’s deposit will be taken and logged with the Government’s Deposit Protection Service.
