I have a room becoming available in a two bedroom flat in Pooles Wharf Court in Hotwells, Bristol, a stones throw away from the Portway.

The living room and kitchen are fully furnished, but the bedroom comes unfurnished.

My room has an ensuite, so you would have the main guest bathroom across the hall to yourself the majority of the time, apart from the odd time guests visit, or I'd like a bath.

The kitchen and lounge are quite spacious, with plenty of kitchen storage available, unless you are intending on bringing the kitchen sink with you from your previous place. It comes with a toaster, microwave, kettle, oven, large fridge freezer and washing machine.

The flat has a balcony overlooking the river and The Cottage Inn is just across the water, with the Grain Barge and Pump House either side. Perfect for a summers morning (or a winters morning (if you wrap up warm) breakfast overlooking the water).


Whilst the flat itself doesn't have a garden, there is a communal garden in the complex overlooking the water.
The flat comes with two storage cupboards and the loft as it is the top floor, so storage shouldn't be an issue. There is also a shared outside cupboard which is great as a bike store.

The base rent of the flat is £995 a month, but I've listed rent here as £460 which is less than half on account of the fact I use the car parking space that comes with the flat, and as such parking isn't included, however there is permit parking available on the street outside the complex. Bills are on top and come to roughly £140 for council tax, TV license, internet and energy (this last one fluctuates each month, more in the winter, less in the summer, unless we choose to sit in oversized jackets when it is -5 outside). Water is paid twice a year currently and the last bill came to just over £200 for 6 months use, so I'd like to put a bit extra aside each month to go towards this and avoid a nasty shock when the bill comes in, then pay back any overpayments. This set up has worked well for previous tenants and I am more than happy to send you the bills each month so you can see exactly what you are paying for.

To condense the above ramblings - rough total of £620ish all in.

A bit about me: I am a lab tech in a school in Bristol (I am also the DofE manager amongst other things). I work 8 to 4 most days and leave for work fairly early so am looking for someone who is quiet during the week, but am not against an after work drink on the balcony, or in one of the many bars a stones throw away.

I bake a fair bit, so if you are a willing guinea pig that would help. I enjoy going to the theatre (when they are open......) or playing board games in my spare time. I think I'm quite a tidy person and hopefully easy enough to get along with. I am also a Scout leader and usually have one or two evenings out during the week at meetings.

Not that it should matter in 2020, but in case it does, I am also gay.

I am very much a believer of making a living space a home, and not just somewhere to sleep, and am looking for someone who is tidy (in communal areas), respectful of privacy (we all need it from time to time), but also someone who is happy to have chats over drinks, and share the odd meal from time to time. FYI, I take my coffee and tea white with no sugar :D.
