All bills included! Available now!. The room is quiet, large and recently decorated with a brand new carpet, wardrobe, double bed with brand new mattress, chest of drawers, TV and bedding. Please just say if something else would be useful.

The bathroom has recently been completely refurbished to a very high standard and the kitchen is large with all the usual white goods including microwave. There are sliding patio doors which open out to the very large garden at the back with a patio to sit out, long washing line and a shed if you need to store a bike. There is on-street parking, it does get busy after work but there is parking without limits in the streets around too. No smoking inside the house but you can smoke in the garden which I do myself. The room is priced for a single person but guests/partners can stay a couple of nights per week.

The rent includes all bills including Council Tax, Water, Electric, Gas, TV License and Broadband. Central Heating combi boiler providing instant hot water at all times. Thermostats on all radiators together with double glazed windows and doors. I am an easy-going live in landlord and I’m mostly away on weekends when you will have the place to yourself and my other lodger. I don’t have a pet but I do love animals so I don’t mind you bringing your pet as long as you clean up after them and they get on with my other lodger’s dog. Lodgers are responsible for cleaning their own rooms and cleaning up after themselves in the kitchen and bathroom. Each room has a lock but I keep a copy of the key in case I need to attend to an emergency or maintenance otherwise I’m happy to leave you to enjoy your privacy.

The house is in a great location in St George in a quiet residential neighbourhood. The city centre is less than 3 miles away and takes 10 minutes in the car and the M32 is approximately a ten-minute drive where you will also find Ikea, Laura Ashley, M&S and other big stores. There are frequent buses to the centre that run from the top of the road and take about 15-20 minutes; Lawrence Hill station which takes you to Clifton Down in 10 mins is a 15-minute walk away. The Bristol-Bath cycle path is 10 minutes from the house and that is a pleasant walk, run or cycle into town.

There is a small park at the back of my house and St Georges Park is a couple of streets away with tennis courts, bowling green and a skate park, Aldi is a 10-minute walk away, Lidl is a 5 minute drive there is a gym two streets away and a local shop at the top of the road. Kingswood is a 5-minute drive up the road where there is a huge choice of shops and restaurants and there are plenty of pubs dotted around too.
