Double Room in South Bristol

Hi All
Just testing the waters at the moment;
Spacious Double Room in Knowle (nice side)
£450 including all bills.

I'm currently looking at renting a double downstairs room out.
I'm a fulltime Healthcare Training Manager and a Father of two children. A 6yr old girl and a 8yr old boy who are generally quiet and not rowdy children.

I completely co-parent with their Mother so they are at mine 50% of the time. I've owned the house for a few years and used to rent rooms to others prior to my children being born so I have a good understanding of living in a shared environment.
I know this isn't a typical rent with it being a semi family home. However, the children are only there half the time and a lot of the time we are out and about. So the majority of the time its pretty quiet. I have two Cats which freely come and go and only want me because I feed them... alot like my children now I say that out loud.

The room I'm renting is downstairs and is very spacious with a huge window which lets a lot of light in. The room was last decorated 6 months ago. I have a huge garden which I need to give some TLC to though.
I am going to have to be very picky with who I rent to because of my children obviously. That being said, they are aware that someone will be coming to share the house with us.
