Lovely spacious place looking for nerdy person

Heyy, please read the whole ad before responding, I have some quite specific requirements, if after reading you think it would be applicable to you then please let me know some information about yourself and why you think you might be suitable. Oh haiiiiii, soooo...
A double room is available in a lovely spacious 3 bedroom house located in St. Judes near the city centre. It comes furnished with a double bed, wardrobe and desk and is approx. 3.6m x 2m (smaller room unfurnished in photos 4 and 5)

Ideally I'd like someone long term who wants to be friends as well as housemates, and is up for hanging out on occasions.
Being clean and tidy is an absolute must, and there is a monthly cleaning rota which needs to be adhered to.
An interest in gaming, board games, anime, sci-fi, or fantasy would be a huge plus. An interest in yoga, table tennis, bouldering, cycling or other outdoor activities would also be nice.

I'm looking for someone who enjoys a quiet home life, I like the home to be a chill space where I can recharge from the hecticness of the outside world. So if you're looking for a party house this is not the place, at most I have the occasional board game sesh, once every couple of months or so.
I rarely drink alcohol so I'm not looking for someone who uses that as their primary source of entertainment.

I am super sensitive to noise when trying to sleep, so I'm looking for someone who has similar sleeping hours from around 11ish, someone who comes home after 12am on the reg would not be a good fit. Having said that, I am a bit of a music nerd and I do go for a night out on a rare occasion. Also love chatting rubbish and philosophising in equal measures.

I am also highly sensitive to strong smells/chemicals as well, so absolutely no smokers, and no vaping or otherwise burning of candles/scents in the house.

Food-wise, predominantly vegan, with a rare hint of veggie/pescatarianism, might be nice to eat together on occasion. If you're a meat eater that's okay as long as you're sporting some kind of climate aware eco flex ;)
