2 double rooms available in house share

Hi! My current housemates are moving out with their partners which leaves me with 2 double rooms to fill in this 3 bed house share. The house is a new build, 3 storey and is the end terrace of 5 houses with a shared parking courtyard. It has a spacious lounge and kitchen-diner. The house also has a rooftop terrace perfect for summer drinks! We keep the house clean and tidy and treat it like a home with lots of houseplants and personal touches, which is something I'd like to continue.

The rooms are unfurnished but I have a decent amount of furniture for the communal areas, any extra stuff is most welcome! They both share the bathroom pictured which is in great condition. Room one (£660), which is on the first floor, is up for grabs on the 31st May and Room 2, which is on the second floor with a sweet view of the terrace, (£710) is available from the 5th May.

The money bit:
The house is in council tax band C and bills altogether cost about £150 each a month. At the moment we use a cleaner for communal spaces once a month to avoid any kind of boring house chat, which I'd also like to continue. The rooms are coming up ahead of the end of contract so there is a slight chance that the rent could increase by 5% but we haven't have word from the landlord yet, so it's worth bearing in mind.

The housemate bit:
I'm Sarah and I'm a 32 year old Landscape Architect who moved to Bristol last summer. I'm friendly, outgoing, active and enjoy being in the outdoors and in the Bristol pubs! I try to aim for Park Run on a Saturday. I think I'm quite an easygoing and housemate and take pride in my home and like to try to be attuned to my housemates' feelings, creating a comfortable and supportive environment for everyone. Communication and understanding are key to me, and I believe in fostering a positive atmosphere where everyone feels heard and respected.
