The entire house with a patio garden (the flat is in the basement)

£1000pcm with all bills included (see also below), self contained studio flat with its own entrance with access to a well maintained patio front garden.

One room plus a separate bathroom. It comes part furnished with an ottoman bed (storage underneath), matching chest of drawers and a sofa. It has one electric hob and a combi microwave oven, a fridge and a washing machine. Any respective tenant can add any additional furniture or soft furnings they wish to make it their own. 

Hot water is always available , it has a double glazed door and there are two radiators.

It has been freshly painted and had a new floor layed. 

The flat is on a sought after street in a very central, safe and quite area (the street has an active Facebook group and an annual street party). The view is of Brandon Hill Park and Cabot Tower.

There are good transport links.

All bills are included, including Internet which is reliable and fast (but the router is situated in the main house so bare in mind that we cannot guarantee that anyone will be in to re start the router if this happens, which isn't very often). Any respective tenant is welcome to arrange their own Internet if they want more control with accessing the Internet.

The last tenant lived in the flat for 3 1/2 years.

We are a busy young family above (kids currently 7, 4 and 3). Our kids are not quite kids so you will hear them (so don't consider this flat if that will bother you). We do not have any pets.

The flat is in a residents parking area (CH). A car parking permit can be bought through the council as well as daily permits for when friends and family visit. 

We would prefer no pets. Smoking is okay as long as it is done outside. 

£1000/pcm (paying at the beginning of the month) plus a months rent upfront as a security deposit (which we can pay back when a respective tenant moves out subject to inspection of the flat). Ideally commiting to  a minimum of six months occupancy. Tenant to sign a contract with all the above agreed.
