I am looking for someone to take my place on my current rental contract. I signed a 12 month tenancy agreement but I must leave early. This is due to a friend moving abroad at short notice, requiring me to house and dog sit.

The property is a 2 storey maisonette (1st floor and top floor). It is on a quiet crescent about a 10 min walk to Clifton Village, 12 min walk to the top, middle, or bottom of park street (depending on the way you walk). There are a set of stairs at the end of the road that come out opposite the SS Great Britain, so you are also a short walk from harbourside. It is a 15 minute walk to the centre of town (outside the hippodrome) - the location is genuinely amazing!

The house is unfurnished, but the current housemate who is remaining will have some furniture. I also would be willing to sell some of mine (e. g. chest of drawers) for a small price if you wish. The room for rent is the larger of the two double sized bedrooms. It is an excellent size (~ 15m2) - 5.8m max length.

Downstairs, there is a really nice kitchen with a dishwasher, washing machine (with some drying capabilities), gas hobs and an electric oven and a large fridge freezer. There is a large cupboard room we use for shoes/coats opposite the stairs outside our living room, and another off the living room which has shelves and room for a bike (with a wheel taken off). The lounge is big and really nice and there is a bathroom upstairs with a bath in it which has a waterfall shower above it.

The two bedrooms are upstairs along with a 3rd room which we use as an office. Currently I have had exclusive use of this room because I work fully remotely, but this will be different as I have been paying a larger portion of the rent to cover this (the larger room plus the office). The advertised 850 is exactly half the rent and is all that is expected, but if you would like a different arrangement (e. g. including exclusive office use) then we are open to that.

The rental agreement is with the Bristol Residential Letting Co. I will pay a small fee to change names on the contract (swap deposits etc.) so you would be one of the two sharers.

The other sharer, Jamie, is a good friend of mine and shall be living in the house until September (unless you both decide otherwise). The 12 month contract finishes on 5th September, after which it becomes 1 month rolling (if you decide not to cancel it). You may finish renting then or carry on if you wish (but without him!).

Jamie is 25 and doing a grad scheme in the finance sector. He sometimes works from home and sometimes in the office. He's a really nice, easy-going guy and has a girlfriend who lives locally. If you are interested in the house, we'll arrange a time to view that you can meet us both (not that I matter - I am just sorting the changeover then moving out!!). We both graduated from Bath uni a couple of years ago and I've included some of his interests on this ad.

As for who we are looking for, unfortunately no students as you would need to pay half the council tax. Jamie is a full-time working professional, so ideally someone who has a similar schedule to this (i. e. not loud late at night during the week). Obviously anyone who likes a board game would be welcome, but this is really not a requirement by any means!!

The rental agreement would only allow one person to rent alongside Jamie, but if you are a couple looking at this ad and are interested then do feel free to message me to see if there are any options we can look at.

Council tax band C, and Jamie has WIFI gas and electricity setup which you'd also pay half of (not included in rent price). The required MINIMUM rental period is 5th June - 5th Sept. If you would like to move in earlier, I can be flexible on the start date (if you pay rent and council tax proportionally, e. g. half a months worth to move in half a month earlier). Parking on the road is CH permit, which I can sell you the rest of mine (just proportional to what I paid) or I can cancel mine and you can get a new one.

One thing to note - in my room (the one available to rent), there has just been some work done to the exterior of the house which fixed a minor leak. There is some marking on the wall by the window, which is due to be repainted (and the blind replaced). This should happen 4 weeks after the work (just to make sure the section of wall above the window has fully dried out) so should all be completed before you move in.
