We are renting out a large room in my 3 bedrooms property. The price includes all bills, including council tax and the price is locked for at least 6 months.

We are both 37 years-old, French professional couple, I have been living in Bristol for the past 7 years and my partner has been here for the last 13 years. We are living close by the property about 2 miles away from it. We will not share the house with you.

The current tenants Jesse and Emily have been living in the house for a bit more than a year. Jesse has got a large size dog, who is very friendly and cuddly.

We are looking for like minded friendly, respectful and clean tenants, no less no more.

The house: It's a 1950's 3 bedrooms house, the house it's 92 sqm (993 sq. feet) with south exposure, a large front yard and a very large garden. It's reasonably energy efficient as it's double glazed and got insulation in the attic. The house has been recently refurbished with recent carpets and has been decorated throughout. You can move in right now but the refurbishment is still teething and might require a bit of work from my side.

The house is designed for 4 people including a couple, we had 4 for 2 years now it's working well. I'm looking for professional tenants, who are respectful and friendly that will get along with the people already in place.

Garden Bedroom: This bedroom is about 14 sqm (150 sqf), it's the largest and the quietest room of the house. It includes build-in storage. It comes with a king size bed, 1 bedside table, 1 set of drawers, 1 wardrobe and black-out curtains. It has a large window and privacy.

Furniture: We have furnished the room to allow tenants to bring their belongings with them. The double bedroom comes with plenty of storage space it should be more than enough for a single person. However the we understand that some people may want a bookcase, a desk or an extra closet. You are welcome to bring you own furniture if you have some. If you need more furniture, I got a small budget to accommodate for that, just let me know what you need so we can talk about it.

Beds: We care about sleeping and we have spend more money on bedding than anything else in the house. The double bedrooms have king size beds to provide plenty of room for couples. Those beds are coming with Emma Original mattress. Those are high-quality mattresses. Emma is the most awarded mattress company in the UK. The Emma Original mattress has received multiple awards including Which Best Mattress and Good Housekeeping. All of that delivered for your comfort.

Bathroom: It's good size bathroom equipped with a large bathtub which can be used as a shower. There are a basin and a loo. I added some drawers for you to store your beauty products.

Kitchen/diner: The kitchen diner is a large open-plan area benefiting from the view of the garden throughout. The build-in kitchen is well equipped with gas hob, brand-new oven, dishwasher, washer-dryer and brand new fridge freezer. The original 1950's pantry remains in which you can store plenty of food. There is decent storage in the kitchen. I have equipped the kitchen with all the kitchen tools you might need: knifes, chopping board, mixing bowls, various size pan and pots as well as a wok, oven dishes and oven tray, plenty of utensils, etc.
The dining area is designed for 4 people on a regular basis and as a capacity of up to 8+ people as you can extend the dining table. The diner set, glasses and crockery are although design for up to 8 people.

Living room: It is the biggest room of the house with a large bay window for plenty of light during the day. I added brand-new set of sofas, coffee table, furniture as well as a brand new 55 inch TV Smart Samsung TV with Crystal UHD HDR 4K (I don't really understand what it means, but it's big, sharp, bright and good).

Entrance: It's a large and light entrance, with wooden floor. I have added 4 lockers, so you can put your shoes, coat, top hats, whatever you fancy.

Front yard: It's used as parking spots, it can easily accommodate 2 cars, maybe 3 pending on the size of the cars. The yard is your parking spot and it's fully private, accessible 24/7. If you require additional parking there is some free parking available in the street.

Garden: It's a large garden at about 450 sqm of lawn ideal for summer bbq or relaxing. The garden can be accessed from the kitchen, the diner as well as from the yard. It's walled and fenced all around. It's a secure and private garden with no vis-à-vis. The garden is touching Southmead hospital garden car park and got tall trees to ensure privacy. There is a small storage area in the garden as well as a small patio ideal for a morning coffee. The garden comes with garden table and chairs for 6 as well as a bbq. There is an outbuilding used to store garden tools and wood. There might be enough space in it to store 1 bicycle, but be aware that the garden equipment takes a good chunk of it.

Location: The house is located in Horfield bordering Westbury on Trim, Eastville and Henleaze. It south of the Southmead hospital garden. It's located up hill on a south facing hill, which allow plenty of light even in winter.

Shops: There is a corner shop and take-away within 4 min walks. There is Tesco Superstore and a Lidl less than a mile away. Cribbs causeway is 4 miles away.

Pubs: There are good pubs around. The local is the Beehive within 7 minutes walk, the Inn-on the Green and the Wellington within 12 minutes walk. The Crafty Cow is somewhere in between.

Public Transport: Being in close proximity with the hospital the house is well located when it comes to public transport. There are 3 main bus roads within 10 minutes walk: Southmead hospital, which is a hub for multiple bus, Southmead Rd and Gloucester Rd. Those are main roads used by the 2 bus companies, they deserve multiple areas around Bristol.

Work: The house is bordering Southmead hospital it takes less than a 5 minutes' walk to reach the site, Airbus/GKN site is located 1.5 miles away, MoD 2.2 miles, Rolls Royce 3 miles, Aztec West 4.2 miles and Bristol Town Centre 3.2 miles away.

Parks: There are few parks within 10 min walk around the house, the main one being Horfield Common which feature a fantastic view of Bristol. There are smaller parks closer by with playground areas.

Bills: The bills are included, they cover water, gas, electricity, internet, council tax and tv license. In order to avoid disagreement about the heating bills we will manage the heater use. We will review your requirements about the temperature you need and when you need it. By default, I followed the English Cold Weather Plan by setting the temperature at 19C for 8h per day week days split between morning and evening and 16h/day during the week-end, the temperature is being reduced during the day while working and at night while sleeping. The heater is on between September and May. Any changes from that will be split among the tenants, which mean if you want it warmer/longer you will pay a bit more and if you want it cooler/shorter you will pay less. For the water bill, the price is based on the average consumption of water per tenant in a house this size in the area, most of it is fix price.

Couples: Yes we are welcoming couple for an additional £100/month if you both live there. If your partner is staying over once in while, no charges apply. Charges apply if your partner stays at least 3 nights/week on a regular basis and you never stay at your partner's place. In any case, just let me know.

Pets: Sorry no pets, there is already a dog.

Working from home: Yes you can work from home and set up an office, the garden bedroom has sufficient space to put a medium size desk in it.

Internet: The house comes with its internet connection. Internet is provided by Virgin. Virgin is one of the best internet service provider, it's definitely the fastest in the area and it's very reliable too. The broadband speed has between tested on multiple times we have reached between 90 and 110 Mbps. The Wi-Fi is available in all bedrooms and living room, but can be patchy in the kitchen due to the thickness of the walls.

Friends over/parties: You can invite friends over and host parties but must be respectful towards the other tenant, the neighbours and the house. If you were to host a party of 8+ people or lasting after 11 pm you do not need my authorisation, but you must to let me know beforehand.

Smokers: Sorry no smoking inside the house this include e-cigarettes too, you can smoke in the garden.

Bicycle: If you are looking for a place to store your bicycle, you can store it in the garden storage, which is locked. However, the area is shared with garden tools, furniture and bbq, it may require adaptation here and there.

Gardening: You will have to take care of the garden yourself, we are expecting you to mow the lawn and remove the weeds in the yard. We are including a lawn mower and garden equipment. Cutting the grass takes about 1h minutes every 10-14 days. However, we are not expecting you to maintain the trees and the bushes. If you are into gardening and want to grow fruits and vegs, you are more than welcome to do so, you can grow everything which you can buy in a local garden centre, but you can't grow imported plants from abroad without prior authorisation. As usual, just let me know.
Important note: the garden has been redone recently and the trees require some long term work. We are coming regularly to take care of it. The work will focus on the garden. We will not disturb you inside the house and will give you notice.

Safety: The street and the area are rather safe, as the location benefits from the safety halo created by the hospital and the primary school. According to the police crime register in all 2020 2 crimes were reported in the street (about 140 dwellings): 1 vehicle crime and 1 anti-social behaviour.

Nuisance from the hospital: The house is close by the A&E of Southmead Hospital, because it is not on the road to A&E you shouldn't hear more sirens more than anywhere else around Bristol, but there is the helipad. There are few helicopters landing here on a regular basis, on average it's about twice a day but it can vary greatly. Some weeks nothing will come and other times you can have up to 5 helicopters landing and taking off in a couple of hours. However most of the helicopters do not have any night time fly capability so it won't disturb you at night. According to various neighbours the latest they recall is 1100pm and it happened once in about 7 years. The noise from the helicopter inside the house is comparable to someone hoovering. Outside it's louder and can be painful for kids pending on the trajectory and winds. It doesn't last longer than 20 seconds.

Tenancy agreement: The minimum term of the tenancy agreement is 6 months, after 6 months you are moving to monthly rolling contract.

Affordability: we are asking for 2.5 times the price of the rent in incomes with permanent employment or 3.5 with contract employment and self-employed. If you are not eligible, you will need a guarantor with 3.5 times the price of the rent in incomes.

The current indoor pictures are 2 years old, I don't expect any significant change.
