Large double room available in Horfield :)

I have a large double room available for rent from the weekend of the 11th/12th of June in a friendly house share in Horfield- The room is £470 all inclusive. It comes fully furnished with a double bed, small desk, wardrobe and chest of drawers.

The whole house consists of:
4 double bedrooms
2 shower rooms (both with a shower, toilet and sink)
Kitchen dinner
Separate sitting room with a 42inch Flat screen TV.
Fibre optic broadband,
Washing machine and tumble drier.
A fridge freezer and a separate fridge.
A south facing back garden

The house is within easy distance to the MOD, South Mead hospital, Airbus, City centre and a short walk from Gloucester road. It's also right next to Horfield leisure centre. There is a bus route at the top of the road with very regular buses into town (every 10 minuets). The local amenities, including a Coop, green grocer, Indian, Chinese, Pharmacy, A brilliant pub etc are all within a 5 minute walk.

There is street parking outside the property, on the rare occasions when it is full, you can always park on the bottom road.(less than 1 min walk away)

The three current housemates are all young professionals :) We are looking for a professional who is friendly, clean and tidy and a none smoker. I'm afraid we can't accept a couple to share one room.

The fees come to £30, this covers setting up the contract and the deposit scheme with the Landlords Association. Because of the new government regulation we will need to see a passport/proof a residency. The deposit will be £390 (the base price of the room before bills) and we are looking for a 6 month minimum contract. The new tenant will also need to be able to have a guarantor.

We are looking for someone to move in relatively quickly, The 12th of June, or very soon after.
