Large attic room furnished

We live in a 3 story 4 bedroom house. The attic room is on the top floor and the bathroom is on the floor below, there is also a wc on the ground floor. The attic room has a loft in it and a huge cupboard just outside. There is lots of space and it could easily fit a sofa or what was needed. There is a king size bed and wardrobes. It’s in a quiet area and is very close to bus stop and local shops. I am a 44 year old female and my 13 year old daughter lives with me hence the reason for females only. I would also need a disclosure from anyone who wants to rent the room. I have 2 small dogs who are very friendly. There is a large kitchen and large living area. There is a lovely back garden with patio. I would prefer a young student or professional who is friendly and honest. I’m very easy to get on with and always welcome new friends into my life. Or I will leave you alone if you like haha. I don’t mind if you smoke or drink. You are free to have a friend in but not overnight unless we have agreed on it.
