I am a live-in landlady of a lovely, homely, three-bedroom mid-terrace house with a beautiful garden, situated within a friendly cul-de-sac of Crown Wood, Bracknell. I rent out two of the bedrooms to supplement my income and enjoy the company that house sharing provides.
ABOUT ME:
I am female, 45 years old. Formally working as a Polo Club manager, then an Estate Manager and PA for HNW individuals, I now work part time – in summer 3 long days a week as a gardener, in winter 4 shorter days a week as a cleaner. I exchanged long hours behind a desk for healthier working hours and being physically active and outside whenever I can. I enjoy anything animal and nature related, and love physical pursuits such as horse riding, yoga, walking, swimming and running... the highlight of my week is the Saturday morning Park Run! I also have a creative chip, getting excited by art, craft & design projects occasionally, and I have a curious mind that likes to delve into psychology, philosophy and other fascinating topics (especially investigating ancient medicine and alternative therapies), constantly digesting numerous podcasts and audible books.
Sadly, my furry soul mate of 16 years, a Jack Russell dog, passed away last December. So currently the house is without pets, but I have signed up to be a volunteer dog and cat fosterer for a charity (The Cinnamon Trust) that helps people when they go into hospital and need temporary dog or cat care. So there may be occasional furry house guests for short periods - therefore a dog and cat lover is a must!
I also have a strong passion for campervan travelling and may go away travelling around England or Europe for some periods.
The 1st bedroom is available to lodgers from 2nd March. The 2nd bedroom will be available from 22nd March.
THE AREA:
Situated within a cul-de-sac, the area is quiet and respectable with friendly neighbours. The house backs on to a serene, wooded area, and the local shops are a few minutes’ walk away. They include a Spar shop, a Morrisons local, post office, dental practise, doctor’s surgery (with same day appointments!) and the Crown Wood Pub. A large Sainsburys is also in walking distance or a few minutes by car.
The Bracknell Leisure centre is close by, with its affordable gym, pool and running track. The Village Gym is also close by.
Bracknell train station and town centre are 5 minutes by car, 30 minutes on foot.
The M3 (junction 3) is 11 minutes away by car.
The M4 (junction 10) is 13 minutes away by car.
HOUSE SPECS:
The house has 3 bedrooms and 1 bathroom upstairs, with a separate toilet downstairs. I have the middle single bedroom, and then there are two double rooms for lodgers.
Both lodger rooms have double bed with Tempur (memory foam) mattress, 2 bed side tables with drawers and 2 bedside lamps, double wardrobe, laundry basket, desk with drawers and upholstered chair. The 1st bedroom also has a large flat screen TV.
Luxury bedding and bed linen are provided – silk lined 100% goose down duvet & pillows, and 1000 thread count linen.
The rest of the house is then shared communally and includes:
UPSTAIRS:
> Bathroom with over bath shower. Each of us has our own cabinet space and over-bath shelf for toiletry storage.
DOWNSTAIRS:
> Through the front door and you have a downstairs toilet and entrance hallway for shoe storage.
> Then into the kitchen/diner with a 6-seater dining table. Usual amenities such as a double electric oven, electric hob, microwave, integrated under counter freezer (plus large second freezer in the garden shed) and full-height integrated fridge. Fully stocked with various appliances, cookware and dining ware for us all to use, and each of us has our own private cupboards for food storage. French doors open out into garden.
> Designated laundry area at the end of the kitchen: with washing machine, tumble dryer, drying rails above a radiator and a wall-mounted fold out ironing board.
> The lounge has a large screen TV with Sony home cinema surround sound and Virgin Media Tivo box with TV channel package. Patio doors open out into the garden.
> GARDEN: The lounge and kitchen diner overlook the landscaped back garden with the woodland beyond. My garden is a haven for plants and wildlife - you can spend time watching the visiting squirrels and birds and enjoy the family of fox cubs that use the garden as a nursery play area most Springs! The back garden is accessed through both French doors in the kitchen and patio sliding door from the lounge. There is a lovely pergola with outdoor lounge, a BBQ, and you can enjoy the sun all day as it moves around the garden. Perfect garden for meditation, yoga, or lounging with a good book.
SAFETY
The house complies with the standards of an annual landlord gas safety certificate, and a carbon monoxide detector and smoke detectors are installed. New electrical fuse board was installed. Combi boiler for instant/unlimited hot water and thermostat-controlled gas central heating.
UTILITIES included:
Utility bills are included within the monthly rent, and so this includes the Gas, Electric, Water rates, Council tax, TV Licence and Internet.
Wi-Fi throughout the house - up to 100mbs.
RENT £750 per month:
A require a damage deposit of £750 to be paid upfront.
Rent is £750 per month and paid upfront for the following month. So, a total of £1500 to be paid prior to moving in.
ADDITIONAL SERVICES:
> A routine cleaning is done at least once a fortnight for 2hrs and recharged to the two lodgers – so this equates to £30 per month per lodger. Cleaning is done either by myself (a professional cleaner) or an outside cleaner I may hire in (if I’m travelling or short of time). Generally cleaning up after your daily activities is of course expected as with all house shares.
> I purchase all the needed cleaning products and toilet roll and this is recharged as split between all three of us at the end of each month (averages approx. £10 a month)
> I look after the garden at no cost to the lodgers; however, I would appreciate help with watering if I were away travelling.
TOTAL COSTS
Monthly Rent £750 + cleaner charge £30 + cleaning products recharged at approx. £10 – budget £790 total per month.
Tenancy is subject to passing a Comprehensive Tennant Check which includes a credit check, income verification and two previous recent landlord references. Hence working professionals preferred.
No lodging couples I’m afraid, as I don’t wish to overcrowd the house. However of course partners are welcome to stay over occasionally.
Lastly, I would prefer a commitment of at least 6 months tenancy duration, to save disruption to all of us by changing housemates regularly, and so that I know the lodgers are secured for times when I am away for periods travelling.
Please note: this house is for NON-SMOKERS only.
I would prefer non-drinkers or light social drinkers only. (i. e. I don’t tolerate drunk people very well!)
