A very unique property to rent, a 2 bed fully detached house in Cotham. There's a garden that wraps around the back half of the house too. The location is prime, you can walk into Stokes Croft within 5mins, (but are far enough away to not have any negative impact!) and the Bearpit/Cabot within 10mins. It's also 10/15mins from Whiteladies Road, Chandos Road, and in-between Redland Station and Montpelier Station.

The room available is on the ground floor, with a seperate wardrobe/closet and en-suite with shower. It's of a decent size, I can comfortably fit a double bed, desk with office chair, clothes rail, chest of drawers, TV, etc etc.

The living room/kitchen is fairly large, it originally came unfurnished but we have a sofa/TV and armchair. It's electric hobs, and the oven is decent. It comes with white goods, so we have a washing machine and tumble dryer (separately).

The garden is lovely and a real sun trap in summer. Your window would be directly looking out onto it. I have a barbecue that I use in summer with friends sometimes.

Your en-suite isn't huge but everything fits and works well. Sink, toilet, and a powerful shower cubicle.

Important details:
Rent is £750 (as current split) and deposit is 5 weeks, so £937.

Bills come to around £60/month each for gas and electric, and broadband is £18 each. Council tax is a bit funny as we're paying a bit more at the moment, but we're in band C. So should be around £100 a month each? Although not 100%.

Property is available from 24th of April. If you need to move in 1-2 weeks before that can potentially be arranged, but rent would need to be paid from on or before the 24th.

The room is unfurnished, however if you would like a bed my flatmate may sell you his. Or just give it to you.

The landlady is absolutely lovely, and has fixed any issue we had almost immediately. (We had an issue with the front door closing in December, and she was round within 5 minutes of me texting!)

You would be taking over from my flatmate, who is finishing his PhD.

It's a fairly chill house, I'd just expect we both keep it fairly tidy. It doesn't need to be spic and span 24/7, but there needs to be a mutual respect for the shared living space.

I'd really like someone that I can get on with, and with whom I share similar interests. I'm just a normal bloke who likes going out for a beer and cooking some food really. I'm a chef by profession, and for most of the nights I have off I'm either at my girlfriends house, or out with friends. I'm probably in the property in the evenings 1/2 times a week, as when working I get home around 9:30/10:30.

If you're keen, I'd love to go for a pint (or a coffee if that's more your thing) and can see if it's a good fit.

*There is another upstairs room if you are a good fit. Essentially I'd be looking to take my flatmate's room (£850pcm) as I need a little more space. But if you're super keen on it instead we could certainly come to an arrangement.*
