Room to rent with a W/C

I have just purchased this house, I am looking for a Monday to Friday tenant, however 7 days a week would be considered too. If it's 7 days a week, the price would be £725
The room and W/C is £675 PCM and includes all bills and full use of the house. The initial tenancy is for 6 months, but if you need to continue the tenancy, and there are no issues, I am happy to extend this.

The room is unfurnished at the moment; I am moving in in February. It's an upside-down house with a balcony and no garden. There is a private toilet and sink (W/C) for you on the 1st floor and I will be getting the room ready in March and will send pictures once the room is ready; viewings are of course offered and will be taking place in March too. I will be providing a double bed with a mattress, side table, clothing rail, chest of draws and curtains, I also have 2 spare duvet sets. You will need to provide bedding, towels, cleaning products and a bathmat for the shower (there is a shared shower in my bathroom) You will have full use of the house too. If you don't have your own kitchen equipment, that's fine as you can use mine, I will be getting a dishwasher by the the summer too.

The house is a new build, and if you drive, you will require a parking permit in the area as I only have one parking space and no garage. The Milton Keynes Train Station is a 20 minuet walk or a 4 minuet drive if you are from out of area. I am also very close to the Milton Keynes City Centre.

I have advertised as female only, aged between 30 and 45 and must be a working professional. I am also LGTBQ friendly, and I am also open to any ethnicity. I am not open to straight males I'm afraid.

I will eventually be getting a cat, so the tenant must like cats. I am allowed 2 cats, so if you have a cat that needs a home, I am happy to accept you with your cat.
