My current flatmate is moving back to Ecuador and so I am looking for a replacement to take her room.

The house is a really lovely, modern semi-detached house in a quiet neighbourhood of east Cambridge. It's located 5 mins from the river Cam, 5-10 min cycle from large Sainsbury's and Tesco. 10 min cycle from Science Park. With smaller shops within walking distance. For transport it is a 5min cycle from Cambridge North train station.

The property has a large open plan living room kitchen space with plenty of storage including built in cupboards and bookcases. The kitchen area features lots of worktop area and built in cupboards for glasses, plates, pots and pans. It also has a large fridge and a large freezer incorporated. As well as dishwasher, washing machine, and drier.

The living room leads into a little conservatory that is lovely to sit in for a morning coffee and helps make the living room feel very bright and spacious.

At the back of the property is a huge south-facing garden so it gets plenty of light and has a patio area for BBQ's. Additionally, it has hedges, fences, and trees surrounding the garden so you have a real sense of privacy.

Upstairs features 2 large double bedrooms, and one small room which we use as an office. But can fit a mattress if friends or family come to stay.
The room available for let has built in cupboard with mirror and windows overlooking the garden. The room comes unfurnished, however, Michelle (my flatmate), is looking to sell her double bed and mattress and so if you visit the property and like the look of it then you could arrange purchase through her.

The bathroom features a shower over the bath, heated towel rails and extractor fan.

A garage is also included with the property for housing bikes and other items you may need to store. and there is a private driveway which could fit two cars.

About me:
I'm a 35 yr old British man, I work for a nature conservation organisation as a project co-ordinator. In my free time I like to go bouldering, birdwatching, running, avid reader, dancing bachata, I love cooking, pub with friends, and I am also learning Spanish. I am quite an active person but I appreciate time at home to relax and recharge. I am sociable, however, I also value my alone time and provacy and respect that in others, too.

This property would be ideal for a professional looking to have a quiet and decent place to live, away from the student areas of Cambridge.
