Double or single room in sunny, central flat

Hi Everyone

Either the double or single room is available to rent (I'm not bothered which I end up in):
single: £750pcm
double: £900pcm
The rent has just gone up so won't increase for another year.

The flat is great, it's on the top floor and there's a big balcony and large living room/kitchen. The balcony and living room get sun all afternoon. There's underfloor heating and washing machine/dryer as well as a dishwasher. Both rooms also get lots of light and have a great view of the sunset almost every day. The single room has a pull-out bed that can turn into a double

The Grafton is basically next door and it's about 2 minutes from Midsummer Common.

I'm a 27 year old engineer, I moved to Cambridge about this time last year and have been in the flat since then. I'm quite into bouldering and love a pub quiz. As it would just be the two of us I'm looking for a flatmate who's reasonably tidy and friendly - would be nice if we get on :)

Council tax band: D ~£80 per person per month
Heating and broadband combined: £25 pppm
Electricity: ~£95 pppm :(
