The Value Proposition
This unique arrangement offers the responsible professional the luxury of private access to a spacious, well-furnished executive family home for the price of a single room. The ideal candidate should find this a rare opportunity to share a tranquil living environment with an exceptional level of privacy and security. This is strictly a maximum single non-smoker lodger household at all times shared very infrequently with homeowners who are mostly on travel elsewhere. It is under continuous neighboring Resident Steward management and inspection. Unfortunately, one of the homeowners has severe allergies, so we regrettably cannot accomodate any pets. No contracts under six months.
The Luxury Specification & Lifestyle
The Bedroom: Situated for maximum privacy on the opposite wing of the second floor. Overlooking a quiet cul-de-sac, the room offers an uninterrupted view to the horizon, perfect for watching magnificent sunsets. Features plantation shutters for precise light control. Ample dresser and closet space. Additional storage needs can be discussed on a case-by-case basis.
The Conservatory: A large, light-filled space ideal for reading, reflection, or indoor exercise. Louvered shutters through the glass doors into the conservatory allow privacy to be fully adjusted as desired.
Parking: Includes off-street private driveway parking for active vehicle use (uncovered; not for long-term storage).
Garden: Professionally designed with artificial turf and a louvred pergola. Basic outdoor furniture is provided for fine weather use.
Living Room: Features comfortable leather recliner furniture and architectural track lighting.
The Bathroom: Situated on the landing directly across from the bedroom; includes a bathtub, shower, sink, and dedicated cabinet.
Gourmet Kitchen: Equipped with premium appliances (dishwasher, washer, dryer, oven, cooktop, microwave, toaster oven, and disposal).
Climate & Comfort: All rooms and common areas are equipped with individual radiators for personalized temperature control.
Privacy, Security & Oversight
Secure Access: Keyless home entry is biometric via assigned code (digitally logged). Entry is digitally logged, ensuring safety and peace of mind.
Owner-Only Spaces: Specific areas (office, shed, garage, 3 upstairs rooms) are strictly private and under camera watch monitored by the owners, Resident Steward, and/or a third-party provider to ensure the property is continually secured.
Lodger Privacy Guarantee: We value yoyr comfort and privacy, as we do ours. For the mutual benefit of homeowner and lodger, any fixed cameras in shared living areas will never be activated during the entire lodger stay (except CCTV which covers exterior areas as well as conservatory) , ensuring strict personal privacy while security is maintained elsewhere.
Security & CCTV: CCTV covers all exterior areas. For personal security, the lodger is granted exceptional access to the grandchildren’s dedicated room strictly to view the CCTV monitor panel, showing all exterior camera live views. Our neighborhood is very safe, but this layer of security should provide peace of mind, if you primarily seek a tranquil home environment.
Professional Oversight: A local neighbor with a clear line-of-sight view of the property backyard acts as our contracted Resident Steward. Notified to the home insurer, they conduct weekly walkthrough visits to monitor safety/upkeep and are available for any emergency visits or maintenance calls, including repairs under British Gas comprehensive homecare. Given that systems and appliances are relatively new, we expect infrequent need for such calls if commonsense protocols are followed (detailed instructions for appliance and systems use will be provided). The Resident Steward is there to help with any questions.
The Owners & Ideal Resident
We are an Aussie-American retired grandparent couple, former university educators and consultants, now writers and polyglot globe-trotters, seeking a tidy female professional lodger whose accommodation needs match our offer.
Requirements: Strictly non-smoker and pet-free.
Environment: A quiet living space, not a social house. Note: Our home is a TV-free environment. This is a high-spec, quiet home. To maintain our current licensing status, the property is Live TV and BBC iPlayer-free. We do not have a TV Licence. The high-speed Wi-Fi is provided for streaming services (Netflix, Disney+, etc.) and professional use only. Prospective lodgers must agree to forgo live broadcast TV and iPlayer to comply with the household's licensing declaration.
Household Fit: We seek someone who appreciates mutual respect for privacy, is comfortable with ensuring minimal routine upkeep of the lodger room, bathroom, and shared areas, over and above weekly housecleaning included, and is respectful of the needs of a grandparenting environment within the household during specific school holiday periods. No guests or overnight stays.
Flexible Residency Models:
Model A (Winter Fixed-Term): Sept 1 – March 30. 7-month arrangement with minimal or no homeowner occupancy and with weekly Resident Steward walk through audits. Either Mon-Fri or full week options available as specified below.
Model B (Long-Term Managed): Year-round agreement. No rent is charged during pre-agreed windows (coinciding with school holidays, public holidays, and term breaks), when the owners are in residence with grandchildren and the lodger agrees with prior arrangement to temporarily vacate. Details of duch long-term arrangements can be discussed and customized to ensure a mutually workable schedule.
Storage & Access: During these rent-free windows when owners are engaged in actuve grandparenting from Easter theough summer, the lodger retains exclusive, uninterrupted storage of personal effects in their room which will not be used or occupied during this agreed rent-free window.
Owner Access: Outside of these windows concentrated from Easter through summer, owners may visit briefly without grandchildren, or stay exceptionally in case of a family emergency. Advance notice is always provided.
Pricing (All-Inclusive):
Includes Council Tax, fair-usage utilities, high-speed WiFi, and weekly housecleaning.
Mon–Fri Base: £650 pcm.
Full-Week "Bolt-On": +£150 pcm i. e. £800 pcm total
Vetting & Compliance
We employ a Two-Layer Screening Process:
Initial Pre-Screening: Enquiries must include a LinkedIn profile or professional bio, as well as a professional email address for verification purposes only (personal email may be used for ongoing communication). Shortlisted candidates will be invited for a video interview and virtual or physical showing to discuss and ensure a good mutual fit.
Formal Vetting: Final residency is subject to professional referencing and contract execution via standard OpenRent verification protocols.
Insurance: Renters Insurance required (naming Homeowner as Interested Party).
Move-in: Available as early as Aug 30/31 2026.
