Completely furnished throughout. Consists of 1 double bedroom with patio doors out to a shared garden, Huge double wardrobe, ensuite shower room, kitchen/diner, living room and separate dining room/study room.

This is not a shared property, the annexe is attached to our home which we obviously live in, but it is completely self contained, and will only be let to a single person or couple, no rooms are shared. It has its own entrance accessed via a side gate into the garden. We have recently had beautiful plantation shutters fitted to all windows to allow tenants complete privacy if required, whilst allowing lots of light into the property.

There is a parking space allocated on the front driveway and use of the shared back garden & storage shed is also included. The annexe is fully equipped including bedding & towels, cutlery, kitchen equipment etc if required. Washing machine, fridge, freezer & microwave included. Sky TV is supplied on a separate feed to the annexe and is included in the rent, along with all other utility bills. Wi-fi access is shared from the main property.

The property is in a quiet cul-de-sac in Grafham, a beautiful small village near to Grafham water & the visitor centre. It has a small shop nearby, an Indian restaurant/bar, play park & a village hall with playing fields/astro pitch. The A1 & A14 are only a very short distance away by car, as are Huntingdon & St Neots towns/train stations, both having access to trains into London and Peterborough etc.

Ideally, our annexe would suit a professional individual or couple with no pets, who likes peace and quiet (you will have no cold callers or trick or treaters knocking at your door!). Someone who doesn't mind sharing the garden with us & our Border Terrier, or our 12 year old son. although we are a friendly bunch, we will keep out of your way and allow you your privacy. Smokers are allowed as long as they smoke outside the property.
