Large room to rent in a shared house, available now.

I have a large room available, sharing the rest of the house with two other working male housemates in a nice residential area of Stalybridge on Regina Ave, SK15 1DN. It's well under 10 mins walk to Stalybridge town centre / rail station, and ten minutes to Tameside Hospital. The room would suit a professional person who needs to be near Manchester for the working week.

The neighbours are mainly families and retired people, there is ample onstreet parking and the house I would describe as nice-but-not-flawless (ie it's clean etc but it's not like you need kid gloves to touch anything). There are no pets in the house currently (although we've had tortoises and hamsters and things in the past) and no smoking. The room is large and bright, with a view to hills over the houses, and there's a double bed along with wardrobe and drawers. A desk and office chair are available for your room if you'd like them. The bedroom is for your exclusive use.

I work running an outdoor pursuits business (rock climbing etc) so I'm often either working from home or out in the Peak District instructing activities. I'm usually home 2-3 days a week and away working the other 4-5, so some nights I'm home but the room would also suit someone who just wants a quiet place to crash. I think I'm reasonably chill overall, but someone tidy would be most welcome.

The other housemate is currently working and home most nights; he's quiet and tidy. He likes spending time out with his mates, going to the gym, drawing artwork and is close with his family who live locally.

Within 5 minutes walk:

Within ten mins easy walk:

-Rail station (one stop to central Manchester with trains to both Piccadilly or Victoria)
-Big Tesco / Aldi
-Large public parks
-Stalybridge town centre

I'm looking for £450 per month for single occupancy including bills (Gas, Electric, Water, broadband). Only extras to consider would be TV licence (if you want one, there's no TV here currently, but plenty of WiFi). Couples occupancy isn't possible due to council regs.

A deposit of one month's rent is required, and returned on departure providing all keys are returned and the room is left tidy.
