Double room, quiet, in town

Looking for someone to share my house, had a range of previous lodgers, usually a few months up to a year.
Prof. employed non smoker - female preferred as I feel more comfortable with that & will be sharing house. Sorry no couples or pets. Comfy quiet place rather than a party house.
Please contact me directly, I won’t agree a rental via friends / partner as Im living there too & want to know & communicate with anyone I might live with. A viewing / meeting in person & references are also required due to sharing the house & security / safety etc.

Must have a full time job, looking for someone who won't be WFH more than 2 days a week as I WFH about 3/4 days a week so not suitable unless working in a co-working space. I do go away fairly often for work.

Medium sized double bedroom, furnished with comfy bed, built in wardrobe, drawers etc.
House has a kitchen / dining area and living room with TV and some storage etc. Some parking on the streets nearby though no space for a van or v large vehicle outside the house.
On a quiet road / neighbourhood watch area, 10 mins walk to town, close to the boating lake and Gannel estuary, 20mins walk to college/zoo. Enclosed back garden with pond and washing line. Gas central heating (evenings / morning only, turned off Spring/ summer), double glazing, washing machine, cooker, microwave, fridge & freezer.
I'm veggie so prefer someone who won’t cook loads of meat. Keen on recycling / minimising waste so willingness there would be good.
I would need employer or landlord references.
Looking for someone fairly responsible who won't go wild if I'm away.
