Double bedroom in lovely cottage, big garden!

Hi!
I’ve got a room available to rent in my lovely rented cottage in Carharrack. It is a light double room with 3 windows and sloped ceiling, a large double wardrobe and matching chest of drawers (these cannot be removed). Otherwise unfurnished.

The rent is £350pcm, plus bills which will be split evenly between us. Bills are £200-230pcm, less in summer. Please note this is bills PER PERSON, I know this is high and am willing to discuss why, but this is the cheapest I can get. A deposit and first month's rent will need to be paid upfront.

You will share the rest of the house with myself, including a cosy living room with woodburner, fully-stocked kitchen with a woodfired oven, fan oven, microwave, fridge, freezer, washing machine and dishwasher, and a bathroom with a modern shower. The cottage also has a huge garden (3/4 of an acre!) with a washing line, two sheds for our use, and a summerhouse containing a tumble drier.

There is parking for one car each in the driveway, visitors have to park in the lane or on the main road.

Location-wise Carharrack is fantastic! It is a quiet village with a little shop and very good Chinese takeaway, lots of brilliant walks/cycle rides nearby on various mining trails and up to Carn Marth for incredible views. It's just 15 minutes drive to Portreath beach, 8 minutes to Redruth with Tesco and Aldi, 15 minutes to Penryn with Asda, 20 minutes to Truro, 20 minutes to Falmouth, 30 minutes to Helston, and easy access to the A30.

This is a quiet house in a very quiet location, we are down a lane with just a handful of houses and without street lights. There is loads of birdsong, you can often hear owls and foxes, and we are surrounded by fields. It would suit someone who likes a private home life but with connectivity to bigger towns, and who has an appreciation for nature and is eco-minded e. g. reducing plastic and electricity use. We have reduced rent in return for maintaining the garden, so you would need to be hands-on to do your share of the garden maintenance, wood splitting etc. I’m looking for someone who is clean and tidy, happy to chill out and watch a movie together or head to the beach. I want this to be a relaxed and happy home where we are both comfortable and respectful of each other’s needs and respectful of the neighbours. This is not a party house or a big social hub so please don't apply if that's what you're looking for, this is a peaceful house and I like my sleep during the week! That said, I have an active social life and am regularly bodyboarding or at beach bbqs, camping trips, walks and pub meets, and enjoy movie nights with a couple of friends by the fire in winter. I'm hoping to get a fire pit and BBQ for the garden too.

I currently have pet fish and a cuddly cat called Aslan. Regrettably no dogs are allowed, nor is there space for more indoor pets unless kept in your room. Outdoor pets would need the consideration of the landlady, who is lovely and lives just down the road. I'm hoping to get chickens at some point!
